Florida’s Homestead Exemption is a statewide benefit, but each county—including
Collier County—administers the application and verification process locally. The rules are the same across Florida, but Collier County provides its own guidance and tools.
Below is a structured explanation of how it works.
1. Basic Eligibility
To qualify for the Homestead Exemption in Collier County:
- You must own the property (legal or equitable title) on January 1 of the year you’re applying.
- The property must be your permanent residence (or that of a dependent) as of January 1.
- You must be a Florida resident as of January 1 of that year.
You can apply
before January 1, but the exemption only takes effect for the year in which you meet the residency requirement.
2. What You Get: The Tax Benefits
A. Up to $50,000 Reduction in Assessed Value
- The first $25,000 applies to all taxing authorities (county, city, school district, etc.).
- The second up to $25,000 applies to the assessed value between $50,000 and $75,000, but not to school taxes.
B. Save Our Homes (SOH) Cap
Collier County emphasizes this benefit because it’s often the most valuable long-term savings:
- Your assessed value can only increase by a maximum of 3% per year, or the Consumer Price Index (CPI), whichever is lower.
- This protects homeowners from rising market values.
C. Portability
If you move within Florida, you may transfer (“port”) your SOH savings to a new homestead property.
3. How to Apply in Collier County

- March 1 of the tax year you want the exemption to apply (statewide rule).
